Are you passionate about smart growth and green-built practices? Veridian Homes, an innovative company at the forefront of transformative real estate, is on the lookout for a dynamic and forward-thinking individual to join our team as a Director of Land Acquisition in the Greater Milwaukee Area. 

Responsibilities include, but are not limited to:
  • Locating land in the state of Wisconsin suitable for acquisition and development by conducting the necessary market research and due diligence.
  • Creating a land purchase strategy map and outlining all properties and owners in strategic purchase areas. 
  • Building and presenting financial proformas and business plans of target acquisition parcels to the President of the company. 
  • Establishing strategic relationships and managing a network of contacts for avenues of possible acquisitions. 
  • Assisting with entitlement and due diligence process in Madison and Milwaukee areas. 
  • Physically walk the land to determine potential for special development situations, (e.g., topography issues, utility relocations, special grading issues, abandonment, environmental, etc.).
  • Reviewing and comprehending environmental, wetland and soil reports as well as engineering plans.
  • Working with area municipalities including networking with key political figures.
  • Building strong relationships with other division departments such as Sales, Consruction, and Finance.
  • Determining and tracking land values in the specific market by checking like property sales by means of public records, developers, and other professional affiliates. 

 Qualifications: We are looking for candidates who bring a unique blend of skills and experience to this role: 
  • Bachelor's Degree with concentration in Real Estate, Construction Management, Finance, Business, or Urban Planning is preferred.
  • 5+ years of experience in the full lifecycle of land acquisition, including sourcing opportunities, due diligence, negotiations, and closing deals.
  • Wi realtor's license in good standing.
  • Proven knowledge of construction practices.
  • Ability to navigate complex deal structures and contractual agreements.
  • In-depth knowledge of the local real estate market, including trends, property values, and potential development opportunities.
  • Proficiency in financial modeling and analysis. 
  • Strong networking skills to build and maintain relationships.
  • Demonstrated ability to build and direct effective teams to manage major development projects.
  • Detail-oriented and driven to always be on top of their areas of responsibility.
  • Superior verbal and written communication skills.
  • Ability to manage several projects simultaneously through high energy, flexibility, and excellent organizational skills. 
  • Strong MS Office skills, including Word, Excel, and PowerPoint.
